Right-sizing means evaluating whether a different property would better support the requirements you choose. It does not assume that anyone should move because of age, occupation or household structure, and it does not promise that a smaller home will improve wellbeing or reduce costs.

Compare specific property features

Review room locations, stairs, storage, parking, outdoor work and the condition of major systems. Decide which features you need and which trade-offs you would accept. Select the locations you want to consider using your own criteria.

Compare complete costs

Estimate financing, taxes, insurance, utilities, maintenance and association obligations for each property. Include sale expenses, purchase closing costs, moving services, storage and any overlap in housing payments. Less square footage does not automatically mean lower total costs.

Plan belongings and timing

Identify what you want to keep, sell, donate or store. Discuss financing, contract dates, possession and alternatives if a sale and purchase do not close together. Ask the lender and closing attorney which requirements affect the plan.
