Down payment assistance is worth researching, but eligibility cannot be inferred from a national percentage or a general statement about first-time buyers. A participating lender must assess the borrower, property, loan and program requirements.

Start with official North Carolina resources

The North Carolina Housing Finance Agency explains its homebuyer programs. Ask an approved participating lender which options are available for your situation under current rules. Do not assume that advertised assistance is automatic, a grant or free of repayment conditions.

Questions to ask before relying on assistance

  • What borrower, income, credit, property and occupancy requirements apply?
  • Does the program require a particular first mortgage or participating lender?
  • Is assistance a grant, forgivable loan or repayable second mortgage?
  • What happens if I sell, refinance, move out or repay the first mortgage?
  • Are education, application, reservation or closing deadlines involved?
  • How does the complete loan offer compare with alternatives after rates and fees?

Budget beyond the down payment

Request a written estimate of lender charges, closing expenses, prepaid items, inspections and cash needed to close. Assistance may not cover every expense, and approval for one part of a purchase does not establish final loan approval.

Bring the lender's current terms into your homebuying plan. BRG can help coordinate property and transaction questions; the lender and program administrator confirm financing and assistance eligibility.
